The Land

In last January (2017) we bought a land in Melton South about 50 minutes' drive (45km) or 45 minutes' train ride from Melbourne. The closest train station to the land is Melton South, which is about 7 minutes from the house. Yes, this may not be the hottest suburb but it was with in our budget. On the plus side the future Cobblebank train station is only 3 minutes away, which I think will take about another 7 - 10 years to be built :). The land is in Diamond Rise estate, close to large Atherstone estate developed by Lendlease. I think Diamond Rise was bit cheaper than Atherstone, probably because Diamond Rise developers did not have to construct all the amenities as Lendlease constructed everything for them. In fact we saw blocks close to our land being advertised $40000 more than the price we bought. It is a decent sized 400sqm block with a 12.5m east facing frontage, no easement. Only concern is there is a train track about 80m from the block, hopefully it won't be too noisy.


The land is due to title in November this year (I'm writing this in August 2017). Initially the developer told us they will title the land in October, I hope they will at least settle before the end of the year. If that happens we may be able to start building in January. We were dealing with Metricon for about 2 months but later changed our mind and decided to go with CarlisleHomes. It was quite an experience. I'll share the story in my next article.
